Default Call to Action Ads

Hi, Hope you had relaxing and peaceful Holidays. I have been calling, it is extremely slow. I call 5 days a week for at least two hours.

I have been thinking about placing an ad in the real estate classified saying something to the effect of:

Sell your house in 90 days or I sell it for free. Call now. 555 555 5555.

How effective do in getting listing appointments do you think this will be?

Check with your broker...He/She may not like you working for free with no commission coming in.

The point is to get people to call. I have no intention of working for free.

I am not sure what the housing market is in your area. IN Virginia market has cool off and it takes more then 90 days to sell the homes. I like you ad. catch but want to understand if house does not sell in 90 days do you have a pre-determined price you will have to list the house for and then you will sell it for free?

All industries have slow times during the calander year. Next year take 2 weeks off and go to the islands and lay on the beach and get ready to hit it hard in January.

Or you can say, "Everyone says December is the pits for real estate. I am going to set some record for the office to shoot at." Then go for it.

Have you heard the one about whether you want to be a Ford or a Lincoln. When you cut your fees, you are telling the world you are a Ford. You are relatively cheap. It's reeeeealy hard to go back to being a Lincoln. You will always get that referal that say he heard you had this sales deal. Don't go there. That's why you set asside the 9-12 months of expenses when times are good.

I have had clients use this technique without much success. One in particular is up in Anchorage Alaska where there is a hot sellers market now. Still did not return much in results and I agree in not selling yourself short. If you have the courage to cold call, perhaps meeting people in person, door-to-door, no pressure type of approach could be an alternative. Doesn't cost much, and gives them a face to relate to. I have clients that still use this approach from time to time in their neighborhood and works when you need to stimulate your business. I understand that it is Winter, people would not expect someone to be out greeting people and introducing themselves. If you have a website, I would definitely be working on calls to action that drive business there as well.
