Default Old fashioned listing leads

Hello, I'm still in the infancy stages with my website and it's lead generating capacity and I was wondering if anybody could help me with some ideas for generating leads for listings the old fashioned way.

Since I am new to the business I had been focusing on first time homebuyers primarily with some pretty good success. However, I think my business will not be launched until I can secure a few listings. Problem is my database is lacking and I need to generate direct leads not from referral.

I have become a member of the by referral only system and they have postcards there for mailings to a farm area where the interested party calls an 800 number to listen to a prerecorded information line. Seems liks a pretty good system but I was just wondering from those of you who have had success with mailings and traditional advertising, "What is the best way to generate listing leads with traditional non internet marketing?"

Farming a geographic area is a long-term thing. You might not get anything for 1-2 years. I tried the 800# thing but wasn't that impressed with the quality of leads any more than I am with my website leads.

When I want some quick listings I contact expireds & fsbos. I have my own postcard & letter system that I use. I think By Referral Only has mailers for these, don't they? And of course you need a good listing presentation once you get the appointment.

Where can I get samples of listing presentations? The few listings I've gotten I've just showed up with disclosures and talked to them for a while and then had them sign them all.

Is there a system out there that I could incorporate into my business so I don't need to design a presentation from the ground up?

When I first started out I had a hardbound listing presentation book but I have no idea where I purchased it from. Now I bring my own presentation which is just my cma & a printed "resume" plus some other print material including brochures. My cma is spiral bound so won't fit into a folder so I put my other information in a folder for the sellers to keep along with the cma.

I pretty much just briefly show them the print material & go through the cma with them. I tell them about myself & my company & my marketing. Then I ask them questions.

I'm sure if you do a search you can find some actual presentations, including those you can use on your laptop. I just don't feel the need for a "special presentation." And believe me, when I first started it took quite some time before I started feeling comfortable giving a listing presentation.

This may sound like a funny question but is there a definitive method for preparing a proper CMA? And how do you get yours spiral bound like that? Do you pay a company to print it for you?

I bought a "machine" that spiral binds things. You purchase the spirals & covers. You'll have to talk to some local agents or your broker, or try to get some local or Internet training on how to give a cma presentation if you're not sure.

Try hp real esate assistant, very inexpensive, great tools , you can adapt them to your touch, plus you get a discount being a realtor

depending on your area, you could start off trying some local trade publications with a small half-page ad. i know down here in south florida there are several good publications. i've had some decent success using harmon homes which has a pretty large circulation being it can be picked up for free in just about any publix or winn dixie supermarket in florida.

i've personally not had much luck at all with direct mail postcard type campaigns...not saying they can't work, but i think magazine/newspaper ads will be more effective.

I bought some flashy personalized pens from National Pen Company, and I give one to everybody that I meet - literally! The pens write very well, and everybody loves a new pen. I have had a great response with them. Try it. You can get 300 personalized pens for like 90 bucks.
