So we get our leads in but most people aren't ready to hop in the car and go looking for a house with you just yet. Some are looking to buy 6 months or even further out.
What have you guys done that is the best route to stay in touch to get that biz, down the road? Does anyone use a good "email drip" campaign , that they can recommend? PLease share, THANKS

I'm a big fan of Aweber (http://www.aweber.com). You can set up your forms to auto reply as many times as you want... and even add people to other specified lists you create. I set it up to email people for up to a year with various "reminder" emails. It's worth the $200 / year price tag.

I set up a form for clients to fill out (through aweber) in order to get a "password" to enter the MLS. My follow up emails consist of specific categories within the site. For instance, one of the first ones I send is "research schools before you buy" and it directs them (back to the site of course) to go to the Schools page. Your emails need to be short and direct, otherwise they won't get read.
I find only about 20% actually opt in. On the flip side, I get a name, email, and phone number for about 90% which I forward to a virtual assistant to contact seperate from aweber. From adding this step my success rate quadrupled.

Your lead follow up sounds much like mine - although I probably ought to cut down the size of some of the e-mails. How do you go about extracting a phone number out of them? On my sites, they are requried to supply an e-mail address to view property listings, but not a phone number. Is there a "best practice" for getting them to fork over a phone number through e-mail?

Well... make Phone Number a required field for one. I'll also cross reference all leads through http://www.infospace.com and check the address, number (for work or home), and I'll reverse search the address supplied for more information. Anyone taking the time to fill in bogus info isn't a real buyer anyway. Besides, it's a trip to get a phone number from an address or name and call them when they supplied a bogus number!
Also be sure to put a disclaimer about the do not call list on your site... by law someone requesting information is exempt from the list for 180 days.
