Default Leads to sales - what to expect?

In you guys' experiences, what are the normal conversion rates from leads to sales and how do they vary by location and season?

I am in SD, CA ... but also do outsourcing of nationwide leads coming in.

My ratio is fairly low, but I am a one man show. I currently only have around 80+ potential buyers on automated searches, and expect to convert at least 5 of them before years end. Very low as I said, but I focus on referrals from past clients, sign calls and people who actually pick up the phone and call me from my website. Those are the "buy right now" ones, so they get my attention.

As for the others, when I get to them, some are already dis-intersted, so that is why I have so few on automated searches and expect to convert so few of them.

I WILL HIRE SOME HELP, I WILL HIRE SOME HELP, I WILL HIRE SOME HELP. Just trying to reinforce it in my brain. I've been saying this since my Phoenix Real Estate website hit the first page on Google earlier this year. Got even more serious about it a month ago and started asking questions around the office to my peers and their assistants. But, still have hired no one to date.

To convert, you need to treat them like a referral from a past client. Lot's of follow up, not harrasing, but keeping in touch, until they are ready. I feel a human is needed for this. I do have an email drip campaign, but it is very limited and sort of canned. Plus, I only have the "lite" version, I have not paid for hte full version, YET. Maybe with both, an assistant and the full version of drip email I'll be able to convert closer to 20-25% each month. There has to be a reason they contacted me in the first place, so I see no reason why I can't acheive that conversion ratio or higher.

We've found that local leads have a much higher conversion ratio than nationwide leads.

With local leads our conversion ratio is approximately 5%. With nationwide leads the conversion ratio is approximately 1%.

Like any other marketing medium, with time and refinements those numbers will go up.

Keep in mind to according to the NAR survey last year, internet buyers have the highest satisfaction rate, but also generally take 90 days or long to close, versus a local client of under 60. You will have to invest a little more time, but ultimately you will close more of them as well.

They said 20% in A realtor mag I get but I think its more like 5+% you need to get their contact info and respond fast .... Calling seems to work
