Purchasing Established Site
I need some input, and this does have something to do with google. I have the opportunity to buy an established website at a very reasonable price, which has been established for over 3 years now. It ranks very well in Google serps, has a PR4, and the site and SERP results are revelant to my geographical area which I do business.
My plan is to take this website to help boost my site, azbullhead.com, with links from the established site, back to my business site which is only 6 months old and still sandboxed. What I would like to do, is take the established site, and turn it into local area Blog and Forum covering local area news, entertainment and business (non competing) directory. My question is, although some of the existing content on the established site will remain the same, for the most part the site will take on a pretty substantial overhaul and new look! With the site having a new look and different content screw up its ranking, can this be done and be benifical? Any input? Anybody ever done anything like this?

It will most probably boost the rankings. That is, if it was a generally 'static' site, as most real estate sites are, adding relevant content, everyday, will certainly appeal to the search engine spiders.

nothing changes, content, links, pictures, mostly everything except for the MLS info which is almost never spidered, that's the beauty of blogs, rss, and including the rss feed in the home page of the site. Just think of the majority of real estate sites, owned by those that are not 'net savvy', those sites never change.

If you don't buy the site... let me know and I'll snag it up.
 Also... why not snag the site up and create a page around your largest KW.. this way you will have 2 sites ranking well.
