Here... average 5-7 leads per week.

other question, what type of lead? real contact (phone,visit), interest (email from a visitor), search saved by visitor on your website?

here... 5-7 direct contact with potential client per week.

I'm about 5-7 buyers per week, right now. I'm defining a lead as getting name, phone, and email addy via a phone call, general email, listing inquiry, or creating an account for my IDX. For the last couple months, conversion rate has been 33%.

Ken, I think my conversion rate is more a function of the types of prospects that I attract with my site. I've structured my search engine presence for the relocation buyer, so they find me before they have an agent commitment in Philadelphia. Granted, I may have someone use my site and I'll never know who they are, but I think most buyers who find, like, and use a website are going to contact via the site when the time is right. And, the number one comment I get when I speak with a new client is, "Your website is great, and I really liked that I didn't have to give my name to look at houses." So, when I get that type of unsolicited feedback from 80% of the clients, I'm not changing it.

Thanks for taking the time to share with us. I also have my site set up as a relocation resource and have many out of state relocation buyers. They are by far the easiest to convert, but even still we haven't been getting 33% of them. I will have to look at better follow up and more types of contact. As of now it's mainly e-mails and a phone call here and there. Will be easier as I have expanded our team again and the new agent is a real go getter.

Hey guys, I've been starting to get between 3-5 "leads" per day. However 99.9% of them leave bogus information. Is there something wrong with my site or idx solution?

Very hard to convert a lead that's phony. Any help would be appreciated in starting to capture business through my site.

Hi Tim,

About the only thing I can say is what I said, before. I think that requiring registration to see the "listing details" is the main reason for bogus leads. I know there are two schools of thought on this, but I'd rather have people contacting me because they WANT to provide into...not because they're forced into it.

I agre with the previous post. I believe that the more barriers we put trying to get info, the less chance someone would continue surfing your website. Using google analytics, I can know what is the drop percentage (bounce) for each page viewed..... giving access to MLS freely without having to register has some really good results and low drop.... in a personal level, when I surf a website, if I have to fill out a form to access information... I go to an other website....
