Default Prospecting the niche?

Hi,
My name is Roman I am new at this forum and new at real estate also. My question is about target groups for prospecting. From my understanding typical groups are :expired listings, FSBO, and renters. As anybody else I don't want to go after a group that a lot of people are going after, but rather find some new ones - if it is possilbe.

Therefore, I thought since we live in different regions ( I am from Toronto, Canada) can people share some unique target groups they target to? All I can think about are newly married couples and immigrants...

What about recently graduated students? A lot of them are broke, but a lot of them went to school on Daddy's bank account, and maybe daddy wants to set them up with a new condo for graduating hmmm

I know there is a little humor in the idea, however here is a real world example. My friend Jill gradded this year from business school - her mom then offered to open a restaurant with her as a partner (Mom investing Jill's share as well) - this investment is in another city near ours, so Jill has to handle all the day to day stuff - so what does mom do? Buy's Jill a condo.

This really happened, and just recently (They opened a delicados fanchise in Vancouver) - so there may be potential there.

Webmaster,

I think targeting grads is a good idea. Especially if to target them even before they graduate. However, there is a nuance it is a seasonal target group. Bulk of the people graduate in the summer and another 20% in the winter.
Anyway just wanted to say thanks for the advice!
