Rankings doing real well in MSN. None existent in Yahoo and Google. And don't get me started with DMOZ. Is the sandbox a reality for Google? Site is 1 month old and utilizing their free sitemap submission tool but no results even though they have crawled it twice it looks like.

To answer your question, yes.
But your sites are indexed? Google: Linky 1 Linky 2 Yahoo: Linky 1 Linly 2 Edit :: Whoops...heh...thats not what you were asking, im an idiot and misread what you were talking about. Sometimes these things take time, and usually MSN is a little more friendly than G or Yahoo. Might I suggest something like this to help with your source code. Thats the tool that I use, its easy and so far its been benificial for me - until I find a better one that is. Also, your robot tag should contain one of the following:
All the keywords you include in the keyword tag MUST appear somewhere on the page. The revisit-after tag is useless in my opinion (i've never known any search engine to take orders) as well as your title is too long. Just some suggestions -

Yea, the sandbox is for real and the pattern you're seeing is exactly what is to be expected... MSN in no time, Yahoo in and out after a couple of months and then Google 10-16 months afterwards if you're competitive with your link campaign.

There are some webmasters that swear it doesn't exist. Here's my unscientific thoughts on the sandbox.
Most real estate websites are trying to rank for specific keywords which are usually area real estate. Unless you're in an area with little to no competition, if those kw's are somewhat popular & there are sites that have been up there in the serps for a while, then you have to wait your turn by slowly but continuously building links and allowing those links to age. Of course, you also want to keep adding unique content and make sure you're not doing anything incorrectly or against Google's recommendations. Then you need to be patient and allow your links to age to the point where Google will now let you join the others. As your links continue to age and you have a clean site with good content you have a chance to keep rising in the serps. You need to keep up with your competitors (links & content) to beat them & retain your serps. You might notice (usually by accident) that your newer site is showing some first page results for keywords you didn't even try optimizing for. Sometimes it will stay in top position, sometimes it will drop. But these are kw's that are not popular and have very few, if any, searches for them. The above paragraph is the reason some believe the sandbox doesn't exist, since a new site can show good serps with certain, albeit obscure, kw's. Is there a filter used for more popular kw's? I have no idea, but I do know I waited 1 1/2 yrs. or so for my Oak Lawn site to show up on the 1st page of Google. Those kw's are not that competitive (although I didn't know anything about link exchanging or serps when I first started the site). By the time I started my seo campaign on that site I guess it did take approximately 12 months to appear with good results. Personally, there was something keeping my site from appearing in top position for the keywords I was interested in for about a year. Not so with MSN. I get top positions there with very little effort, as do most that know minimal seo.

Google is all over the map with their recent Big Daddy update and it is being vigorously discussed in every major webmaster's forum on the Net. Google says there is no sandbox but thousands of sites like yours demonstrate that there is. We have a 20,000-page site in the box now.
Their algorithms and filters currently have several problems including canonical/duplication errors, caching problems, data distrubution flaws, supplimental indexing errors and wild, inexplicable indexing behavior. New sites and legacy sites alike have dissappeared completely at times or fallen dramatically in the SERPs for no reason whatsoever. So the short answer is yes.

I think that what Matt Cutts said about the sandbox is that there are a few filters that can be tripped by newer sites that trigger what is commonly called the sandbox effect. If I recall correctly he seemed to imply that it could be avoided, though I haven't seen anyone miss it yet and it may all be official speak anyways.

I think there may be a phase before the sandbox where you rank really well for a few manths and then whoooosh- you are moved to the back of the serps... its the swingset.
