Buyer buyers buyers. We have plenty of them naturally. And, if desired, we could get plenty of them through PPC. However, I want to try to capture sellers through PPC (and then eventually naturally). What's a good approach? I know sellers are out there searching because we use HomeGain's 'Source for Sellers' program and get A TON of CMA requests through it. I'm trying to replicate the HG program but am not sure how. No one seems to search for 'area house value,' etc. So I have been trying the PPC local approach with broad keywords like 'home value' but still getting low impressions. Lame. How do you think HG gets so much seller traffic??

Most sellers start their search online the same way buyers do. Looking for listings. Whether they are comparing their home to the one listed down the street or looking for their next home...

Here in San Diego (I can only assume that it is the same in other parts of the world) Home Gain is competing in the natural search not PPC. Currently for the kw San Diego Real Estate home gain is ranked in the top 10

So, for all you Idiots who have backlinks from your home page to Home Gain (and are wondering why your site won't get any traffic), STOP SUPPORTING YOUR COMPETITION!

That said, utilize a keyword research tool then type those keyword combinations into Google and overture and see who is advertising. Don't Buy leads from them! Run your own PPC Ads.

One thing you do need to keep in mind is the companies that are using PPC to generate leads and then selling the leads to Real Estate Agents Only need to make more then they are charged for these leads. So, if they are buying the lead for $5 per click and reselling that same lead for $50 they are happy with their Ponzi scheme.

So, check out the ads that those companies are running and don't try to always over bid them. Create a better ad and under bid them BUT Refuse to Purchase their leads.

For PPC - don't do Google Search, instead op in for Content network
and have your Content bids start at .04C, if you dont get the result increase by .01C.

Homegain does have an Affliate program so I recon that's how they get most of the leads.

Wait I'm confused. In AdWords, I have two options: to create a keyword-targeted ad or a site-targeted ad. Are you recommending that I do a normal keyword-targeted ad but only have content network checked in the settings area? Or are you recommending that I do a site-targeted ad? It looks like site-targeted ads are only available in cost-per-impressions, which scares me.

Also, I just noticed the ability to create a Local Business Ad. Am I understanding it correctly that this ad will only appear on G maps and G local?

And last, do you think using images helps CTR?

I have about 5000 keywords in placed for my adwords and
90% of them are for .05C or less... I get about 300 clicks a day.

Holly Molie that is increadible. I've always heard it's better with AdWords to have a tight group of high performing keywords rather than a ton. But it sounds like having 5000 is working out for you...

My recommendation would to NOT opt into the Content network. This is the area which has the most click fraud.
