Default PPC for sellers

Buyer buyers buyers. We have plenty of them naturally. And, if desired, we could get plenty of them through PPC. However, I want to try to capture sellers through PPC (and then eventually naturally). What's a good approach? I know sellers are out there searching because we use HomeGain's 'Source for Sellers' program and get A TON of CMA requests through it. I'm trying to replicate the HG program but am not sure how. No one seems to search for 'area house value,' etc. So I have been trying the PPC local approach with broad keywords like 'home value' but still getting low impressions. Lame. How do you think HG gets so much seller traffic??
