Does anyone know where to market an established real estate web site with top ranking? Also, and most importanly, how does one determine the value of that site? Thanks!

Define top ranking? does it rank first page of google for "area real estate"
Determining the value of the domain would really depend on the market. If it was top 5 in Las Vegas and a good domain name I would pay you at least $10,000 USD for it Whereas if it was top 5 in a non competitive market such as puyallup washington or something I would probably offer you less than $500 Huge difference in markets and value (Those are just theoretical #'s btw) just trying to emphasis value differences. Thank you for your response. The site ranks #1 on Google , #1 MSN, and top of Yahoo as well for "area" keywords and more in a huge metro area. I was wondering if there are brokers of sites that handle these type of sales? The site is NortheastPhillyRealEstate.com

Top 5 in vegas and only 10K. Wow. the market has dropped. And are you sure a lot of people search for Northeast Philadelphia Real Estate?

Population of NE Philly is over 1.5 million people and the keywords it ranks at the top for are many more than just "northeast philadelphia real estate" Been thinking I may contact brokers in the area directly.

I recognize that domain, they contacted me a few weeks ago (Or was that you?) asking about web design etc.
Could you post the traffic stats? As a point2 site it will have urchin web analtyics on it, so you should be able to see the monthly unique visitors at a glance. The domain name itself isnt all that great as it is not that brandable to anyone (Except those in northeast philly) - but the traffic may be worth something. I checked "both philadelphia real estate and philadelphia pennsylvania real estate and the domain was not in the top 100 in google for either one. Any insight into the traffic?

I'd contact a Business Broker. Ask them if they are experienced in selling Net businesses and what their resume for the same is.
If they're qualified, they'll ask you a for much more than SERPs and traffic volume. Raw stats are mostly meaningless. The volume of traffic you recieve, for instance, isn't as important as the QUALITY of the traffic you recieve...That is to say what your percentage of conversion is for leads, sales, etc. Can you show that the site produces a steady, valid income? If so how much? Is the site scaleable? Can it be easily adapted to benefit another agency? How much is the maintenence and how many hours does it require monthly? Bottom line is that Web-based businesses are evaluated a lot like their brick-and-morter counterparts.
