Default Talking House - Anybody Use It?

I started using 'talking house' as a way to give my sellers an added feature, at no cost to them. It seems to be working pretty well and I've actually made some contacts from it. Anybody else ever use it?

It's pretty simple. You buy a unit that is nothing more than a cd rom unit and has a built in radio transmitter. The cheaper units broadcast in AM and only have a range of about 100'. I went with an FM unit that broadcast over 300'.

Next you record some audio that illustrates the features of the home and some facts about yourself and your website. You could record this yourself, but it's much nicer when it's professionally done. I have a woman who does voiceover work and she'll record a 1-2 minute mp3 for me for $50. Then you take that audio and lay it over a generic musical intro and burn it to a cd.

At that point, it's as easy as strategically placing the transmitter in the house and turning it on repeat mode and you're good to go. There is a rider on the For Sale sign that tells people what channel to turn to for information.

For a minimal investment, it's a great sales tool - and it works 24 hours a day.

I used it many years ago as an added bonus for listing with me. They were the older units & some did not work very well, depending on the house. However, as selling times increase (although a listing priced correctly is still selling pretty quickly in my area), I actually purchased a newer unit on e-bay and might give it a try again.

Some of the sellers really liked them as they could see people stopping their cars to listen to the Talking House. I can't remember if I actually got any other clients from having a Talking House in front of a listing, though.

I recently tried the Talking House transmitters in Memphis. They never did give a good reception and we tried different channels and followed all the instructions. The only reason why I was enticed to try them was because of the 90 day gurantee.

Well guess what? Now that I am trying to get a refund customer service is not quite so accomodating. It seems like the Success Coaches take it quite personally when you want to return the product. It took 2 days worth of emails to get an RMA number and quite a bit of chastising from the representative. On the website they state that a refund will be given with no questions asked. Well believe me, there have been plenty of questions asked, arrogant comments, and a lot of correspondence and I am still waiting on my refund. They charged my card the day the order was placed and now they have had the transmitters back for over 2 weeks and my refund still has not been issued.

UPDATE!

After going up the manager chain (and having a copy of the trial period in writing - they tried to say it was only for 60 days but the paperwork I had stated 90 days) I finally received my credit. Word of warning, document everything and keep copies.

Hello,

I tried using the Talking House Transmitters because I was contacted by a Talking House representative. I was somewhat skeptical but I was given a 90 day guarantee that I could return the transmitters with no questions asked and they would even pay for the shipping both ways if I was not happy for any reason. I was told that it would not cost me a cent to try the transmitters if I returned the units within the 90 day period.

The representative told me that if the units were returned within this trial period all monies that I paid would be returned to me. Another guarantee was that if I worked the program they guaranteed that I would list at least 3 homes within that 90 day period. With this understanding I agreed to try the units.

The units arrived and I worked with my coach diligently the first month. I sent out postcards and letters to all FSBOs and expired listings. I left DVD after DVD on doors as well. Nobody seemed interested in them. I did put one of the transmitters in one of my current listings but I had a very difficult time in getting it to broadcast properly. I followed all instructions to the letter and spoke to my coach several times. He directed me to technical support who tried to get me to buy a $150 antenna. Sometimes the transmitter would work somewhat, but the majority of the time it didn't no matter where I placed it in the home. I wasted a lot of time and money, mailing letters, postcards and leaving DVDs but I had absolutely no success.

The real problems came when the company charged my credit card at the beginning of the second month. My credit card was charged more than 3 times what the monthly payment in the contract was for. I immediately contacted the company and was given the run-around. I became so frustrated in dealing with my coach in trying to resolve this matter that I called the company back to ask the procedure on how to return the transmitters. I was told that I would have to pay to return the transmitters. I explained to my coach that I was told by the represenative that return shipping was part of my guarantee. I was told to read the contract. Sure enough there was a statement saying that return shipping was the responsibility of the customer. I was even more disillusioned with Talking House at this point as I am sure what I was told by the representative, no question about it.

I boxed up the transmitters, I had only opened one, and returned them all to Talking House in all of the original shipping boxes and with all of the original packing material.

Since that time I have had at least 12 converstions with Talking House and numerous emails, it has been over 3 months now since I have returned the transmitters and they still have not returned my money. I have spoken with the head manager numerous times as I have his direct number but I have not had any success.

This has been nothing but a nightmare trying to get my money back, I returned everything in perfect shape and well within 60 days even though my guarantee was for 90 days. I have wasted a lot of my time trying to recover my money, including what they overcharged me. I serious think they are waiting for me to give up. But guess what, I am not going to give up and let them keep money that they are trying to cheat me out of, it is the principal of it now.

Needless to say I am not pleased with the Talking House transmitters and even less pleased with the company as a whole. I would not recommend anybody doing business with this company for any reason. They misrepresented themselves to me, the transmitters do not work or at least they didn't in my area, and their customer service is deplorable. Don't let them cheat you like they are trying to cheat me.

Let the buyer beware.
