Default planning a listings site

I am planning a listings site, it should be huge in terms of pagecount, listings volume etc and I am wanting feedback from realtors.

#1: There will be a place for realtors to create an account and upload their listings (Will probably be free for at least the first year) - what fields or functionality would you want to upload and manage your listings

#2: Other than your residential property listings, what other types of listings do you want to be able to upload? Commercial? Rental? Timeshares?

#3: If I had an FSBO section, what would be the best way to make it attractive to realtors so that they could farm the FSBO's as lead prospects?

Any other input always welcome.

PS - if anyone wants to volunteer some listings, let me know I will have it coded shortly.

Glad to provide listings to help get started

#1) Listings - myself and our group would be glad to provide listings in the South Florida area. I would like to see more photos than what we have currently.

# 2) In addition to Residential listings it would be great to have an area for commercial listings also.

# 3) FSBO - I will call after your TheSarasotaMLS.com project for NAR to discuss my suggestions.

I can provide you with some listings from Louisville, KY. I agree more pictures would be a nice feature! It would also be nice to have a counter on it to report to sellers how actively it is being viewed.

Besides the usual (Price, Contact Information, Br/Ba, SQ Ft etc.) ability to add other types of docs (surveys, disclosures etc.) would be nice, abilitiy to change status. Can you pull the listings from our MLS so we don't have to enter this information twice or three times as the case may be?

Add them all I say, Residential homes and land, Commercial land and busineeses. Rentals/Leases - residentials and commercials, Timeshares. mobile homes, Condos!

FSBO contact information, DNC (Do Not Call) scrubbing, perhaps info about why they are FSBO.

Now if you wanted to help realtors turn these fsbos' into prospects a suggestion I have would be: If it becomes a pay service, offer the FSBO their fee returned if they sign a listing agreement with a registered agent to the site. Have the Agent return the fee or charge that agent on your billing and credit the fsbo. I would glady re-imburse this fee for the listing myself.

If it's not too late I can offer some listings as well.
