Default When do you all bring up Buyer's Agency Agreement?

I'm new with getting leads off my site. When do you bring up the buyer's agency agreement with your leads? I work with mostly people from out of town.

If they are from out of town and are planning to come into town to view properties etc. I ask them if they are willing to sign a Buyers Agency Agreement with me. If they say yes I then email them one along with an IBO so that they can review it sign it and get it back to me....That way they know I am representing them alone in their search for a property, and it's all taken care of by the time they get here.

We don't use these agreements so it never comes up. Our office works as a transaction broker (which just confuses the heck out of me ).

I explain the various types of agency relationships available to a prospective client (as required locally) and fully disclose both the negative and positive features of each of the relationships in writing and have them acknowledge receipt of the disclosure. I personally will only work with buyers who have retain my services.
