We have used audio "podcasts" on a few occasions as email attachments to local realtors and got a pretty good response to that type of communication. There was also a short lived increase in showings for those listings. I would like to use both audio and video webcasts in the near future, but we're into the busiest time of year, so it's difficult to pin down anyone to do them. |

Yes, streaming video and audio content will - for the time being - make any site stand far out from the rest. Relatively few websites have taken advantage of the newer technologies (Such as Flash/Flex with 3d capabilities - fun stuff when used for virtual tours and the like), so the ones that have interactive video segments and other 'new' content will make an impression. More and more are connected at broadband speeds, which makes having the extra content available (from a production cost standpoint) a little more practical.
In addition to my real estate endeavors I also operate an internet design firm, and have had nothing but positive feedback on the higher-end streaming audio and video production work done for our clients. Overall, simply having the spiffed-up content there will hold a visitor's retention for a much longer period of time, allowing them to see more of the site. So, yes, if you're looking to have a video presentation of some sort, or weekly podcasts, by all means pursue that. It can only benefit.

I think it's all another way of setting yourself apart.... I have been experimenting with video podcasts as well as online video tours - (http://www.rudymayer.com/)
It's been interesting... definitely piques the interest of those listing properties who are tech savvy - they drool over it. It also has generated several newspaper stories as well as a story on the 11pm news in Boston on podcasting for real estate, which generated 100 hits an hour for about 3 days! Since this agent is doing video tours for every listing, it's relatively simple to convert it to a video podcast. The other benefit is TONS of links and exposure through podcast directories, YouTube.com, Video.Google.com, Video.Yahoo.com, Blip.TV, and the other video sites that are all the rage right now. Many get indexed in the search engines and provide one way links to your site - the best! AND often they rank quite high! (one search on Google for "ourtownRealestate.com" had 4 videos in the top 10 SERPS...! I think it's the beginning of something very big. Right now the value is more perceived than anything else (and worth a little in PR), but in a year or two when everyone ELSE jumps in, we will be fully and completely entrenched. |

We are not in the US yet but have been doing it here in Canada for well over 30 days!
Just new at it but people seem to really like it so far. The system we use may be different than what you are thinking of but it is fast and easy for Realtors to use and that is what I was aiming for. These guys have been working on video and they produced a podcasts on iTunes with instructions "Biola Podcasting Project" is the name, they can be found on iTunes under video podcasting
