It depends on who you are and how much you know. For some agents, first time homebuyers are a good way to start because they actually know less than the new agent. But on the whole the sooner you can get into listing property the better off you will be.

I would concur with Dan. The key to this business in my opinion lies with breadth of your opportunities. You will not get everything you try for so you need to have as many opportunities as possible. Specialization can be an extremely valuable tool but if you specialize too much too soon you may limit your growth.

I've heard plenty of times that "listers are lasters" and that having a solid inventory pool is the key to surviving in this business. But I get more enjoyment out of representing local buyers and to be seen as a source of information and education on the process and the areas I cover. I win trust faster than when dealing with sellers for some reason. This has been particularly true lately due to the turbulent local market, where many of them have preconceived notions as to what the market is doing.

We are an exclusive buyer agency and take no listings. Have been doing it for years and always have alot of biz. We are a hot market with an influx of buyers and have been for years. Are you in a sellers market or buyers market?

Teaming up with another agent can be a great method for success.

My wife takes listings and does paperwork, I do our marketing and deal with buyers. We each do what we are more comfortable with and it pays off very nicely.
