Hi-
I know this is a longshot but I was wondering if anyone has had any experience this developer either buying, selling, or just dealing with them in general. I'm looking to maybe purchase a new home from them in Lewes, Delaware at the Villages of Five Points -- http://www.gemcrafthomes.com/communities/5poi-sf/over.htm I've been doing some research and found some pretty negative things about Gemcraft at an opinion website (looks like posts from one person though) and also a few complaints about them at the local better business bureau which were settled My wife and I really like the community so far. It has so many ammenities that we are looking for tennis, community center, pool, and close distance to the beach. We are new to buying new construction. I'm hoping anyone here could chime in with experiences at this community and/or builder. Here is the Five Points website which only includes a small snippet about Gemcraft and the West Side where they are developing: http://www.thevillagesoffivepoints.com/main.shtml I'm interested in any thoughts about this builder or any words of wisdom when it comes to dealing with developers and new construction. I would do an indepth search on google or your prefered search engine and find some reviews....I found some that would keep me away but i really cant say either way cuz i have no history with this company whatsoever. Do your research and do it well.

Dear SOLSUFR,
I am sure you may have already purchased a new home, since it has been a few months since your posting, but I just read it and thought I may give you some of my experiences. My wife and I purchased a new home from Gemcraft last February in the Cecil County, Maryland area. Everything has gone well post settlement. The only thing I will warn you about is that Gemcraft will return to your new home and fix anything that is wrong with it for a period of one year from the date of settlement. They have done this for my house and I have been some what satisfied. If the problem is a small task for them to correct they will come right out and fix it. If the problem is of a larger task....this is where you will have problems with Gemcraft returning to your residence and fixing the problem. I have reported one major problem and one smaller problem and they will not return to my residence to correct the problem. After reporting the problem several times, they have now basicly refused to come and fix it. I have also sent a personel email to the owner Bill Luther and he has not yet returned a response to me. So, buyer beware. Hope this little bit of information helps you if you have not yet purchased a new home. Good luck SOLSURFR. 497 |

I have to disagree with Bill Luther. He is a liar.
No matter how many letter or faxes you send they do not reply. I complained to the BBB and they still did nothing. I had 14 plumbing leaks, The kitchen floor ripped up, 5 doors re-hung, carpet repaired 4 times, the sliding door replaced and the back yard floods every time it rains. I complained to them and I am still waiting for the repairs. It is 2 years since i purchased the house now I have discovered the windows leak around the frames due to bad installation. Looks like I now have to replace most of the windows in the house as water drips down the walls. ![]() |

I'm just trying to be helpful here, but you may want to get another opinion on your windows. If it's just shotty installation it can probably be corrected. I see no reason why you would have to replace most of the windows.
Just a thought. |
