Property Email Alerts

Superstars,

For those setting their leads up on automatic property alerts, what are you seeing as the best engagement? I’m setting mine up as follows, but open to feedback as to what you’ve tested works best:

Is this for leads that you have spoken to or ones that you are still attempting communication?

I found that doing daily saved searches crushes some peoples inboxes when you don’t have specifics on their search criteria. Now for my active buyers I have them on daily as they are watching the market closer than most. By default my team is instructed to setup a weekly search. I also have the automatic saved search creation option turned on. After 3 property views the CRM will create a fairly generic saved search based on the 3 properties. I have smart list setup that pulls any new leads(less than 30 days I think) that don’t have saved searches setup. That way my team can look at their leads and make a saved search for them. I also have another one that shows new leads with saved searches so they can review the searches to see if they were system generated or lead created and act upon it. Hope that helps!

I put leads on immediately since our inventory seems perpetually low. I’ve been doing this for at least the past decade if not longer and have never had a single complaint. Occasionally we slow it down if we have information to suggest it’s warranted.

Awesome insight @MattFranklin! Thank you for taking the time.

I set up a daily search based roughly on what they were browsing, once we meet with them they get transitioned to our MLS system.

I will play around with a weekly cadence to see if we get better engagement.

@jolenta - great info. I guess if inventory is low, setting it for daily means they might not get an email every day if there’s no new listings

Yeah, and if they did complain that they were getting too many listings & only wanted to get listings once a week or once a month, you’d have another piece of info, I.e. that they don’t have much of a sense of urgency—for whatever reason.
