How critical are top 2 rankings? A real estate SEO case study (money)

Hey all,

A quick hit today. I wanted to teach everyone about the importance of the top 2 rankings in today’s Google. (Vs even # 3 or #4 - spoiler alert, there is a HUGE difference)

Let’s start with the example - Horne Lake Real Estate - it’s a lake area on Vancouver Island that has some beautiful homes but not a ton of competition (as there are not a lot of transactions every year).

Ok, so check this out - when you rank very well (#1 or #2 in Google) your CTR (Click Through Rate) can still be quite amazing.

Here’s a right now screenshot of our actual results for related phrases: (Note within the top 2 rankings)

You see how there are click-through rates in the 20’s and even in the 30’s? That is HUGE (It means you can get quite a lot of clicks from very few impressions).

Now take a look at the next screenshot - this is just a few rankings below (barely lower in Google)

Do you see the difference?

By ranking 3, 4, 6, 9 (still the first page) you get ZERO click through.

There is an important lesson here. It is WAY more important to fight for keywords you could realistically rank for in the top 2 than it is to get thousands of keywords on the first page. WAY MORE!

Simple reasoning? 1,000 or 10,000, 100,000 even a million x zero = zero.

So don’t go after big keywords you can’t take the top spot for. Choose keywords others aren’t paying attention to. Go all in and dominate them!

And PS - if you’re curious whether these much lower (but highly targeted) keywords can produce any results - check this out.

Yes, you’re reading that right - 329 leads (and I highlighted one of our agents’ quick notes on purpose)

So don’t fall for the trap of a million pages with no traffic.

Be smart about your SEO (and realistic about your authority) - aim lower to land higher and let the SEO rookies chase big keywords they can never rank #1 or #2 for

Because even though there aren’t a lot of transactions in Horne Lake - this strategy (and the lead you highlighted) is already 2 potential transactions at a great price point. Interesting!
