Using NotebookLM for real estate - any Realtors using this creatively?

I’m curious if any Realtors on here at using NotebookLM in their real estate business.

And if so, how?

I use it for research and to learn new skills but it also has some really cool features around generating videos, podcasts, tables, quizes, mindmaps - you name it!

Right now, I actually have it creating a video based off my aritcle on technical SEO for real estate.

It does take a while to spit out a podcast or video (which is annoying, but I get it) < tangent, does anyone know if you’re allowed to use the videos for commercial purposes like putting them on your Youtube channel?

Anyways, I’m still learning about NoteLM so if you’re a power user, I’d love to know how you’re using it in your real estate business.

  1. The “Knowledge” Focus
    • Gemini is a Generalist. It knows a little bit about everything because it was trained on the open web. It can browse the internet to give you the news from ten minutes ago, write a poem, or generate a picture of a cat in a tuxedo.
    • NotebookLM is an Analyst. It is designed to ignore the rest of the world and focus strictly on the “sources” you provide (PDFs, Google Docs, websites). This makes it far more accurate for research because it won’t “hallucinate” facts from the internet; it only tells you what’s in your files.
  2. Trust and Verification
    • NotebookLM is built for people who need to be 100% sure where information came from. Every response includes a citation number that, when clicked, shows you the exact sentence in your original document that supports the answer.
    • Gemini is getting better at sourcing, but it’s still more of a conversational partner. It might give you a brilliant answer, but you often have to take its word for it unless it specifically performs a web search.
  3. Unique Output Formats
    • NotebookLM has “magical” synthesis features like the Audio Overview, which creates a realistic, two-person podcast discussing your documents. It can also automatically generate FAQs, study guides, and briefing docs based on your notes.
    • Gemini is your creative studio. It’s where you go to generate images (via Nano Banana), videos (via Veo), or music (via Lyria). It’s also better for “live” voice conversations through Gemini Live.
  4. Recent 2026 Integration: “Notebooks in Gemini”
    As of April 2026, the two tools have merged closer together. You can now create Notebooks directly inside the Gemini app. These notebooks sync bidirectionally:
    • You can start a research project in Gemini by searching the web.
    • Save those results into a Gemini Notebook.
    • Open that same notebook in NotebookLM to turn it into an interactive podcast or a structured study plan.
    Which should you use?
    Use Gemini if you need a “brainstorming buddy” or want to find information from the world. Use NotebookLM if you have a mountain of documents and need an “expert” who has read every single page for you.

You can copy and paste any information from notebookLM into the public as you provide the information for the output

I have clients that have used it to summarize strata docs. I’ve reviewed the results, and it seems to do a decent job. Better than Eli for sure.

Interesting. Where do you think Manus ranks as compared to google’s AI products? I’ve found it as well as Claude Cowork to be the most powerful and accurate.

I had a similar thought - we use Condoclear and hoestly it’s VERY expensive for what we get back. I’m thinking now with AI like NotebookLM we could do a great job scanning strata docs for a lot lower cost, and in real time (we could have our admin do it for instance)

I’ve honestly only scratched the surface on Manus - since I’m so deep in on Anthropic / Claude code right now (I’ve rebuilt REWPert 2.0 from scratch on my own Google cloud servers and I’m now leveraging prompts, skills and I have Claude Code operating as my own native terminal inside of Google Cloud Shell for deployment.

It’s WAY too addicting!

Definitely check out Manus. So far so good. It gets pretty expensive since it’s on a monthly credit subscription (especially if you’re getting addicted to it like I am) but the accuracy and abilities are far beyond anything I’ve seen in ChatGPT or Kimi, especially for website pages. Manus has generated some cool schema markup for some new pages I’m testing out and some pretty good blog articles. That said, I’m still testing them and only limiting the ai generated content to a small number of pages. I don’t completely trust that ai generated content is good for SEO and I’d hate to kill my sites juice since I’ve been ranking incredibly well on the renaissance platform.

Hi Morgan, I haven’t dove deep into NotebookLM for real estate specifically yet, but I love that you’re experimenting with it! The podcast feature is genuinely impressive - that back-and-forth between the two AI hosts is wild.

For the commercial use question - from what I understand, Google’s pretty open about using NotebookLM outputs commercially. The content you generate is yours to use, including on YouTube. That said, I’d probably just skim their terms of service real quick to be 100% sure, especially if you’re building a whole content strategy around it.

I’m really curious about your technical SEO article angle - are you feeding it listing data, market reports, neighborhood info, that kind of thing? I can see it being useful for turning dense MLS data or market statistics into more digestible content for clients.

The video generation sounds interesting too. How’s the quality coming out? I’ve been meaning to test whether it could help create explainer content for first-time buyers or break down complex topics like appraisals or inspections.
